About us

We offer great food and hospitality, ensuring your stay on the Isle of Wight will be truly memorable. We have been awarded an AA Breakfast Award every year since 2007 which is awarded “in recognition of a very special, high quality breakfast, with the emphasis on freshly prepared local ingredients”. As all our meals are freshly made we are able to cater for various diets including gluten free and dairy free. We also offer a variety of tasty vegetarian options.

The Old Village, High Street and Seafront boast many places to eat ranging from award winning tea shops to excellent restaurants and a lot else in between. We are pleased to recommend some of these to you but there are so many, it’s best just have a walk around to discover what suits you best.

Chris and I have been proud owners of Hayes Barton since 2001 and we are delighted to continue offering the comforts of our guest house to you.

Terms and Conditions

Deposits and Payment

When booking directly with us all bookings must be confirmed with a non-refundable deposit of 10% of the total cost and is required at the time of booking.

When booking through a booking site, we follow the displayed policy on the booking site.

Check-In: Between 14:00 and 16:00. Earlier or later check in may be available, but cannot be guaranteed.

Check-Out: By 10:00 on day of departure. You are welcome to leave your car in our car park for longer if necessary.


When booking directly with us we will always do our best to accommodate amendments. However, we strongly recommend that guests take out the appropriate travel/holiday cancellation insurance to cover any fees charged.

When booking directly with us the following cancellation charges apply:

The 10% deposit made when booking is non-refundable.

If the booking is cancelled less than 5 days before arrival a charge equal to 75% of the stay will be made.

If the booking is cancelled less than 2 days before arrival a charge equal to the full booking amount will be made.

In the event of a no show or booking reduction after arrival date the full cost of the booking is charged.

When booking through a booking site, we follow the displayed policy on the booking site.

Car Ferry Cancellation

We are governed by the ferry operator’s refund policy in force at any given time. In the event of cancellation monies refunded to us for ferry tickets will be refunded to the guest.

Car Parking 

There is one car parking space available per room. Guests or visitors using the parking spaces do so at their own risk.

No Smoking Policy

All areas within the building are strictly designated as non-smoking. There is a penalty of £100 if you are found to be smoking within the building and you will be asked to leave immediately.

Consumption of Food 

Hot/take-away food may not be taken into bedrooms. Cleaning charges will apply for spillages or damage arising from meals taken to bedrooms.

Damage Policy 

Guests causing damage to the building, its fixtures or fittings will be charged for their replacement or repair. The lead guest will be deemed liable for payment.


We do not accommodate guests under the age of 16.


We cannot guarantee pet availability as we restrict the number of guests' dogs we have at any one time to two.  Please check availability before booking.

Minimum Stay

Our minimum length of stay is three consecutive nights.
